A Georgian townhouse on Dublin's Merrion Square with a reserve not to exceed E1 million will headline at the next Allsop Space Property Auction on 6th July.
The summer auction will feature a total of 90 properties spread across the country comprising of a strong mix of period and newly built residential and commercial opportunities, the auctioneers said.
The privately owned mid-terrace Georgian townhouse - No 26 Merrion Square - which is situated on the Holles Street side of Merrion Square - will have a reserve price no greater than E1 million.
This historic piece of Georgian architecture also features rear access onto Denzille Lane and planning permission is in place for a 1,916 sq.ft. extension. The important Georgian features in the four storey over basement, 8,000 sq ft building have been conserved and the property will be sold with vacant possession.
"This is a very interesting lot as there has been a dearth of transactions reported within prime Georgian Dublin since the peak of the market and there are a number of properties still for sale in the area. We believe that no 26 will act as a very important benchmark to establish, with complete transparency, where the market is for prime Dublin city centre stock," said Robert Hoban, Director of Allsop Space.
An historic town centre castle on the banks of the River Barrow in Athy, Co. Kildare is being offered with a reserve not to exceed E50,000. The White Castle was built in 1417 by Sir John Talbot, the Viceroy of Ireland as a private residence to protect the inhabitants of Athy and stands over the River Barrow next to Crom-a-Boo bridge.
Following the successful sales of Darby O'Gills Hotel in Killarney and the Sandhouse Hotel in Donegal, the third hotel of the year is to feature in July - it is the 20 bedroom Drinagh Court Hotel, situated on the Rosslare Road in Wexford town which carries a reserve not exceeding E230,000.
The Stout Bar and Number 1 Richmond Hill on the Lower Rathmines Road, Dublin 6 is a freehold vacant public house of 5,000 sq ft which comes complete with a substantial adjoining Georgian property in four residential units with a reserve not to exceed E600,000 for the entire. There is a current rent of E28,200 annually being received from the residential properties.
In the May auction, part of an unfinished housing estate in Cavan heralded the first public sale of such a property and attracted strong interest from potential developers looking for a foothold again in the market. Now, in a similar vein, Lot No. 12, Annagh Banks, Castlemaine, Co. Kerry is likely to attract the attention of builders and developers seeking affordable development opportunities. This time, an entire development is being offered for sale as one lot, comprising 14 houses built to shell condition on 3.03 acres. Planning permission had also been granted (now lapsed) for 9 apartments, a 12 bedroom hotel with pub/restaurant and 2 retail units, but these were never constructed. The entire scheme will have a reserve price set no higher than E50,000.
