A 52.6-acre site in Bray, County Wicklow has been placed on the market by property advisor, Savills Ireland, with a guide price of €27.5m.

Savills say the site which is being referred to as Harbour Point, provides an opportunity for a purchaser to create a new and vibrant mixed-use quarter in Bray, and to capitalise on the scenic waterfront setting adjacent to Bray Town Centre. Current planning permission for the site allows for the development of a substantial mixed-use scheme.

There is substantial short-term income from the existing tenants anchored by LIDL which a purchaser can benefit from while seeking permission for a revised substantial scheme and also during the initial phases of construction, depending on phasing.

Savills say the site’s convenient setting – situated just off Main Street – ensures the main retail offering and amenities in Bray are within a short walk while benefitting from a coastal setting. Moreover, public transport options are plentiful, with Bray Train Station situated within 700m, giving access to Dublin City within 45 minutes whilst providing suburban services between Greystones and Malahide/Howth.

Numerous bus routes at Castle Street and Main Street provide access to surrounding areas and Dublin City, while a private bus operator provides a service to Sandyford and the Luas. The proposed Luas extension to Bray and planned Dublin Road upgrade would benefit the subject lands and further enhance the accessibility and the convenience of this location.

Dublin Airport is within a 40-minute drive by car, with the Aircoach located adjacent to the property providing a frequent bus service also. Accessibility is further enhanced by the M50, Ireland’s orbital road network located within a short distance.
