Savills & Farley Property are seeking tenants for the new-build ‘Lumen’ building on Upper Baggot Street in Dublin.
The development presents occupiers with an opportunity to secure their own identity as modern buildings of this size are rare in such a prime central location. Lumen will be situated on the busiest gateway to Dublin’s central business district – Baggot Street – on the banks of the Grand Canal, in a proven location with occupiers including Amazon, Bank of Ireland, Sky and LinkedIn.
Construction of the 19,200-sq. ft. office block, which is being developed by Burlington Real Estate, will take approximately 15 months, and the agents are quoting a rent of €55 per sq. ft.
The 5-storey building, with an iconic illuminated façade, will feature views over Baggot Street, including the historic Baggot Street Hospital building. Its generous roof terraces flow from bright, fully glazed offices with Dublin’s Docks to the north, St Stephen’s Green to the west and Ballsbridge to the east. One of the highlights of Lumen, is a third-floor urban terrace, providing a tranquil outdoor setting extending to 2,500 sq. ft.
Public transport options such as LUAS and DART lines are situated close-by, and a host of amenities sit on the doorstep of the Lumen building, including restaurants, bars, coffee shops and gyms, Dublin bike stations. The home of Irish rugby and soccer – Aviva Stadium – is a 5-minute walk away. St Stephens Green is also within a short walk.
Speaking this week, David O’Malley of Savills said, "Baggot Street is a proven office headquarter location and Lumen has been designed to provide a flexible workspace with an excellent specification and market leading tenant amenities. With active office demand at an all-time high in Dublin, we expect strong interest in Lumen."
